    • Know your credit score –  The last thing you want to do is sell your home and then realize you don’t have a strong enough credit score for your next home mortgage.   In general, you should have a minimum of 620 credit score for a conventional mortgage.    Use our Estimated Credit Score Calculator

    Know Your Financial Fitness

    Months before you begin, understand your Financial Fitness and what you can afford.  Solid financial fitness will improve your purchasing power and expedite the buying process.  Here are a few recommended financial fitness exercises:

    • Know your credit score –  In general, you should have a minimum of 620 credit score for a conventional mortgage.  Use our Estimated Credit Score Calculator.
    • Understand your debt ratio – It’s best if your total monthly debt payments (mortgage, auto loan, credit cards, student loans, etc.) don’t exceed 45% of your after-tax income. This is known as your debt-to-income ratio. Use our Debt-Income Ratio Calculator.
    • Discover what you can afford – Based on your Financial Fitness, how much home can you afford?  Use our Affordability Calculator.

    • Convenience– Do you like to be able to walk or drive to restaurants, shops, etc? Ask us about the walkability of the neighborhoods you are interested in.
    • Schools – If you have children, how important is the school district to you?
    • Neighborhood – Are you looking for a newer community or more established community?
